Appraisal House USA can provide the necessary firewall between the lender and the appraiser, ensuring compliance with the Home Valuation Code of Conduct (HVCC).  Appraisal House USA has a network of appraisers throughout the United States and is continually adding appraisers to meet the needs of our clients. 

Please note that due to recent state-by-state regulation of appraisal management companies that often come with excessive fees, Appraisal House USA does NOT currently provide services in these states:
Arizona, Arkansas, California, Connecticut, Florida, Georgia, Indiana, Kentucky, Louisiana, Minnesota, Missouri, Nevada, New Mexico, North Carolina, Oregon, Tennessee, Utah, Vermont, Virginia, and Washington. 
Similar legislation is also pending in Massachusetts, Missouri, New Jersey, Ohio, and Pennsylvania. 

LENDERS:  Appraisal House USA can manage the appraisal process for you, including sourcing competent, locally knowledgeable appraisers that will provide quality work at a fair price.  We make sure your appraiser is properly licensed and insured, has the neccessary experience to complete the assignment, and will get it completed in a reasonable amount of time (typically 4-7 days depending on the area and complexity of the assignment).  All assignments are completed in compliance with the Home Valuation Code of Conduct.  Additionally, we keep you updated so you always know the status of the assignment as well as any issues that may arise. 

However, understand that we believe that both you and the borrower deserve a quality appraisal, and so we insist on reasonable turn times and fair fees for the appraisers.  We are happy to ask the appraisers if they can get an appraisal done faster, but we will not sacrifice quality to do so.

APPRAISERS:  Appraisal House USA is the management services arm of an appraisal firm, and not just a "typical" management company.  We only work with lenders that understand a quality appraisal does not typically occur in 48 hours, and it certainly doesn't occur at a $195 fee.  We ask that you follow three basic rules:

1. Contact the client within 24 hours of receiving the order so that they know the appraisal is in process,
2. Let us know when the inspection is scheduled for so that we can keep the client updated, and 
3. Complete the assignment by the Due Date or let us know ahead of time that it has been delayed, and why.
